* Tenancy Agreement and Relevant Notices (Except Full Management Service)
Unless requested a standard Assured Shorthold contract will be used. An additonal charge will be made where a property falls outside the boundaries of the standard contract. When we manage a property we will serve all relevant notices however if we do not manage this can be done on request.
* Inventory
It is advisable to have a professional independent inventory drawn up in case of dispute at the end of the Tenancy. Available on request. If you choose not to we will draw up a basic inventory at an agreed fee. Photographs are also available.
We can also assist with a number of other things such as property inspections and inventory checkouts if we d o not manage or court appearances etc in case of legal dispute. These would be charged at agreed fees.
Rent guarantee/protection scheme available on request
Landlord’s building and contents insurance available on request.

Subletting
If you are a leaseholder it is essential that:
The letting is permitted in your lease
Your landlord’s written permission is obtained
Mortgages
Where the property is subject to a mortgage we require you to confirm that you have the permission of the mortgagee to let the property. The mortgagee may request special notices to be served.
Insurance
You must ensure that the building and contents insurance is adequate.
